Pre-Listing Inspections

A Pre-Listing Inspection is performed by a professional home inspector before a homeowner puts their property on the market. This proactive approach helps identify any potential issues or defects that could affect the sale. Residential home inspections

A Residential Home Inspection is a comprehensive evaluation of a home’s major systems and components, typically conducted during a real estate transaction. It provides buyers with a clear understanding of the property's condition before finalizing the purchase. The inspection covers structural elements, roofing, electrical, plumbing, HVAC systems, and more.

Phase 2 Inspection (Pre-Drywall)

A Phase 2 Inspection, also known as a Pre-Drywall Inspection, is conducted during new home construction after framing, plumbing, electrical, and HVAC rough-ins are completed—but before the drywall is installed. This critical phase allows the inspector to examine components that will soon be hidden behind walls.

5-point inspection

A 5-Point Inspection is a focused evaluation of the five most critical systems of a home, commonly required for insurance purposes—especially in older homes or in high-risk areas like Florida. Unlike a full home inspection, this is limited in scope and designed to assess major risk factors.

New Construction 11-Month Inspection

An 11-Month Inspection, also known as a Builder’s Warranty Inspection, is conducted near the end of a new home’s 1-year builder warranty—typically around the 11th month after closing. It gives homeowners a final opportunity to identify defects or issues that should be addressed by the builder before the warranty expires.

Walk-and-Talk Consultation

A Walk-and-Talk Consultation is an informal, verbal-only inspection where a home inspector accompanies a buyer or seller during a property walkthrough. It’s designed for quick insights without a written report and is ideal for fast-paced real estate markets or early decision-making.

Preventative maintenance inspection

A Preventative Maintenance Inspection is a proactive evaluation of a home’s systems and components to identify wear, minor defects, or maintenance needs before they become costly problems. It’s ideal for homeowners who want to protect their investment and extend the life of their home.

Radon mitigation

Radon Mitigation refers to the process of reducing radon gas levels in a home. Radon is a naturally occurring radioactive gas that can seep into homes from the ground and is the second leading cause of lung cancer in the U.S. after smoking. A mitigation system is recommended when radon levels test at or above 4.0 pCi/L (picocuries per liter), as advised by the EPA.

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.

Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!

It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
